The Laurences first heard about house hacking in school, then came to my class to understand how it actually worked in practice. They were renting and ready to buy, but they wanted to do it the right way.

After touring quite a few properties, the right one showed up: a single-family home with an ADU built onto the side. For a family working from home, this was exactly what they needed. The two units look and feel like completely separate houses, so work life and home life don't bleed together.

The home needed updating, but the bones were worth fighting for. I got the seller to agree to $40,000 in repairs before closing and negotiated another $15,000 in concessions to cover their closing costs. That's $55,000 in value secured before they ever moved in.

The ADU is currently rented for $1,400 a month, and there's room to push that higher as the lease turns over.

They came to a class, did the work, and ended up in a property built around how they actually live.
